Details

Based on the overall structural, electrical, and mechanical state of the Aspotogan Sea Spa we estimate that the Property is ± 60% complete. The current condition of the Property, including the existing structure and its components, is in overall good condition according to the Maricor Group’s Property Condition Assessment (PCA) of February 2007.

The existing number of rooms and breakout of spa, conference, services (restaurant, bar), and other space is based on the plans prepared for the original construction by Sperry & Associates and updated for this project in January 2007. These sizes reflect total area rather than usable space.

The building is a five-storey structure with all guest rooms offering an ocean view. The building includes three wings – East, West and South – all of which include guest rooms. The first floor contains the spa, pool and conference facilities.

GUEST ROOMS

The Aspotogan Sea Spa was originally planned for 131 ocean-facing guest rooms on four floors. The foyer/entrance is located on the second floor, while the first floor is exclusively dedicated to the spa, convention centre, and building systems. Currently, the guest rooms are almost all without gyprock or finishes. A select number of rooms in the East Wing were finished to a greater degree and treated as demonstration suites. For the most part, the room layout could be changed as to a developer’s desire. The following details are based on the original plans and existing structure.

The following is taken from the Maricor Group’s Property Condition Report from February 2007:

The building was originally designed to be used as a luxury spa that was to include one hundred and thirty-one guest suites located in the East, South and West Wings of the building. The guest rooms were to include one and two level accommodation with the majority of the guest rooms having panoramic ocean views. The original design included forty-eight guest rooms in the East Wing, thirty guest rooms in the West Wing and fifty-three guest rooms in the South Wing.

At the current stage of completion any potential purchaser may look to redesign the interior layout prior to completion. While a redesign would be an added expense, it does provide a flexibility that may be attractive to resort/spa developers.
